Difference between Villages in Mountain House

Hi there,

I am new and looking for a place in Mountain House and from craigslist, I noticed different costs for different "village names", I may be opening the door here, but for someone actually living there, I would like to know what is the difference between the villages?  I know a couple seem proximate to schools but not having school age children, that makes no difference to me.


And are any of the Villages Planned Unit Developments?  With community centers attached?  (this wasn't listed in the ad) was just curious?

Also, some of these rentals state "tenant pays utilities", if someone could break that down for me (is it the usual? water, gas and electric? or is there something else in Mountain house as well?)

I'm sure many will add opinions, here, but I just want to link to some maps that will give you an idea of where planned schools are, how the villages are laid out in relation to each other and the freeway, and other mappy details.

If you look through enough of these threads you'll realize that when it comes to paying utilities, it'll be the water/garbage bill that shocks and amazes the first time you receive it. Generally at least $155 a month. There's a pledged facility component to it. Our water use doubled last month as we started watering a few spring garden plantings before the rain came. Our bill went up just under $3. Still just over $160.

Everything else in utilities is going to be dependent on size of house and how you live. If you like your A/C to blow at 67 degrees regardless of the outside temp, it's gonna cost no matter where you live :-).

Wicklund was the first village built. It has the best kids park and a great gazebo.

Bethany was second. It has a great walking/running/biking path along the protected area that's a delight all year round. Then came Altamont, which suffered the most from the down turn with communities not fully built out at one time. But it's coming along and there's talk of improving the park soon. Questa is in process and growing nicely.

The other area you may see is Cambridge Place. These are the town homes.

We've lived in Wicklund and Cambridge Place and now own a home in Bethany. We've never regretted moving to Mountain House. Good luck making a choice!

None of the villages have a community center yet. It will be built near Central Park when the town is built out and they start to develop the downtown area. Most rentals with the exception of Cambridge would not include utilities. With Cambridge their HOA includes utilities so the rent would be higher. Rental prices really are determined by the owner/size/amenities and basically what kind of rent someone is willing to pay.
